REQUESTS FOR STATEMENTS OF QUALIFICATIONS

FOR REALTOR SERVICES

FOR THE ASHLEY VALLEY WATER AND SEWER IMPROVEMENT DISTRICT 609 WEST MAIN OFFICE BUILDING SALE

REQUEST FOR PROPOSAL:

 

The Ashley Valley Water Improvement District (AVWSID or District) is accepting statements of qualifications from qualified person or firms (firm) which have five (5) years or more experience in Utah real estate services.

 

OBJECTIVE:

The District intends to enter into a contract for commercial real estate services, as outlined in the Scope of Services of this request.  The commercial property owned by the district is located at 609 West Main, Vernal UT 84078.  The district desires to maximize its return on investment via proposed avenues that the real estate agent provides.

 

SCOPE OF SERVICES:

Through this statement of qualifications, the District may request all or part of the following commercial real estate services:

a.       Provide listing services for the sale of commercial property    

b.       Coordinate required title and inspection services.    

c.       Provide at least 3 options for the board to choose from in order to maximize ROI.    

d.       Assist the district in completing all required documentation in the event the building sells.    

e.       Provide recommendations for any third-party companies that need to assist in the project. 

 

STATEMENT OF QUALIFICATIONS CONTENT:

Each statement of qualification must include, as a minimum, the following information:

a.       Name, address, email and telephone number of person/firm submitting the proposal along with the name of the contact person responsible throughout the contract duration.

b.       The size of the firm’s staff (if applicable) and services available to be provided.

c.       Submit at least two (2) references from individuals who are familiar with the person/firm’s capabilities.

d.       A description of completed commercial real estate transactions of similar size.  (Limit 5)

e.       A work plan and scope showing what you or firm would provide the District in a commercial real estate contract.

Statements of Qualifications will be accepted at the Ashley Valley Water and Sewer Improvement District Building located at:

609 W Main Street

Vernal, Utah 84078

 

Through 2:00 PM January 3, 2025.  5 paper copies of the SOQ, and one digital copy on a thumb drive should be submitted in a sealed envelope.  Envelopes should be labeled clearly:

There will be two stages for the Request for Statements of Qualification.

 

Stage 1—Vendor Qualifications

During this stage, the vendors will submit a Statement of Qualifications (SOQ) based on the
criteria described herein. Vendors will be evaluated based on the evaluation criteria noted
herein. An evaluation committee will score SOQs to identify the three (3) highest-scoring
vendors and may conduct interviews.

 

Stage 2—Fee Negotiations

Stage 2 will consist of fee negotiations with the highest-scoring vendor. If a fair and
reasonable fee cannot be negotiated with the highest-scoring vendor, Entity will
enter negotiations with the next highest-scoring vendor, and so on until a fair and reasonable contract can be established.

               

It is anticipated that a Commercial Realtor person/firm will be selected in January 2025.
